
Humberto Santos from DVC Resale Market is back to go over our monthly resale market update. 56 contracts were bought back from ROFR (40 SSR, 10 OKW, 5 VGF, and a Vero). All but two resorts rose in average sales price in the month of September the two that did not were within normal deviations. The resale market is very strong. At the time of recording DVC Resale Market was down to 280 listings. Humberto stated that he alone had 12 new listings on the day of recording and there are 11 members of the sales team.

Two of the usual suspects accounted for 50 of the 56 contracts bought back: Saratoga and Old Key West. Missing from that list is Animal Kingdom. They're the three largest resorts, the three most sold resorts and the highest resorts where Disney exercises their right of first refusal. Last month, Grand Floridian and Vero Beach also made it on the buy-back list.
In terms of average sales price, everything went up or stayed the same except for BoardWalk and Grand Floridian. One could argue that Grand Floridian and BoardWalk both spiked last month and they're just coming back to a normal price. The summary of the market between the last two months is that prices are increasing. The spike in buy-backs not only reduces inventory but also tends to have an effect of increasing market prices, as buyers want to avoid having their deal taken away so they tend to pay higher prices.

In terms of inventory, DVC Resale Market had a marginal improvement of about 30 additional listings since our last recording; however, inventory is really tight. It's a great time to be a seller; however, I believe the January buyers market is just around the corner once the December dues statements are released.
