Join us for a lively conversation with Jody from DVC Resale Market as we explore the latest in the DVC resale market. We discuss Disney's Right of First Refusal (ROFR Monster) and how it's affecting contract sales. The ROFR Monster has only shown up seven times this year, a stark contrast to previous years. Listen in as we theorize that Disney might be diverting funds to pay off their Hulu bill and suggest that now is an ideal time to buy with the ROFR Monster in hibernation. Jody shares her insight into the ROFR process, and we chat about how Disney's decisions can sometimes be unpredictable.

(0:00:00) – DVC Resale Market and ROFR Monster (7 Minutes)

Today, we got an update from Jodi Gross at DVC Resale Market on the DVC resale market. We discuss the ROFR Monster, Disney's Right of First Refusal, which is the process of Disney reviewing and potentially buying a contract before it reaches the buyer. So far this year, the ROFR Monster has only shown up seven times, a stark contrast to previous years. We speculate that Disney is diverting funds to pay off their Hulu bill and suggest that now is a great time to buy with the ROFR Monster in hibernation. Jody provides insight into the ROFR process and discusses how Disney's decisions can be somewhat unpredictable.

We discuss the impact of Disney's Right of First Refusal (ROFR Monster) on average sales prices. We also look at the year-over-year price changes of resorts, Copper Creek's seven-year itch, and the potential for Grand Floridian prices to normalize when incentives are gone. Finally, we get Jody's take on a 360-point Riviera contract, with a possible price range of $125-$140 per point.

(0:14:35) – DVC Resale Market and Contract Prices (8 Minutes)

Disney's Right of First Refusal (ROFR Monster) affects average sales prices and how the year-over-year price changes of contracts are impacted. We explore with Jody from DVC Resale Market how the availability of subsidized contracts at Vero Beach and Copper Creek and the benefits of buying a contract at Elani impact the market. Finally, we look at the active listings and the current listing prices.

(0:22:25) – Opportunities in the DVC Resale Market (1 Minutes)
