DVC Prices Rise: Return of the Seller's Market?

Dani is back on the podcast covering April reports from the DVC Resale Market about the average prices, inventory, and the right-of-first refusal buybacks from April 2023. April has zero buybacks and zero in May at the time of recording. The ROFR monster is still in hibernation.

For those lurking on the resale market, we may be at the bottom of the post-COVID correction. We see a decreased inventory, and most resorts saw a slight increase in price in April vs. the previous months. Summer 2023 could see a return of the traditional seller's market for DVC. Annual pass sales for DVC members are back, which could contribute to the market's lack of inventory. (The only reason to buy a Disney timeshare next to a Disney park is to use the theme park. The lack of AP sales frustrated many members to the point of selling their contracts).

Additionally, we have a semi-annual report about the most economical resorts to own this month. This report assumes you bought points today at the current resale market value. If you bought your points years ago, your cost should be lower; however, selling, renting, or trading points today is a good indicator of the current value from a resale perspective. It was interesting to see the total cost of ownership has risen to over $13.34 per point. This includes cost per point plus annual dues; however, it includes a discount for resale points. If you purchased your points directly from Disney, your total cost of ownership would be higher. Traditionally, DVC Direct offers about $8.47 per point towards a cruise swap or other Disney vacation experience. Disney's price tends to hover close to the average cost for dues across the resorts. Members who trade in points directly to Disney only get the average dues applied to their swap and essentially give away the value of the points they purchased from Disney. At My DVC Points, we encourage members who need to rent out, trade, barter, or exchange their points to consider their points' value and total cost of ownership before accepting a lower price per point.
