A Conversation with Jodi Gross

Chad opens this month’s edition by welcoming listeners back to the podcast, where they dive deep into the DVC resale market with Jodi Gross. Jodi shares her expertise, providing listeners with updates on the latest trends, sales data, and more.

Right of First Refusal

One of the main topics covered is the“right of first refusal.” Disney bought back 12 contracts, including those from popular resorts such as the Grand Californian and the Grand Floridian. Interestingly, they also made rare buybacks from the Riviera and the Disneyland Hotel, a move not typical for resorts still actively selling. Chad and Jodi discuss how the current 3.2% buyback rate impacts sellers and buyers in the market.

August Sales Trends

August saw a notable increase in super-point sales prices at several resorts, including Polynesian, Saratoga, Old Key West, and Copper Creek. Jodi and Chad discuss these trends, attributing some price spikes to low inventory and increased demand. In particular, Boulder Ridge experienced a sharp increase, but Chad sees this as an anomaly rather than a new norm.

Market Dynamics

Chad and Jodi highlight the current low inventory and its influence on prices. They speculate that continued low supply might drive prices upward. Additionally, they discuss how direct sales incentives and price hikes by Disney could affect the resale market, potentially causing resale prices to rise slightly.

Looking Forward

As they wrap up, Jodi shares her optimism about the market’s stability and potential for modest price increases. They look forward to seeing next month’s data and whether Disney will increase buybacks toward the year’s end.

For those interested in buying or selling DVC contracts, Jodi provides her direct contact information. She welcomes inquiries about DVC and assistance in navigating the market. She emphasizes the excellent service provided by the DVC Resale Market team and encourages listeners to reach out.
