DVC only exercised the Right of First Refusal 6 times last month. Historically, they have been known to buy back over 60 a month. The ROFR monster has gone into hibernation.
Inventory is up significantly. This is partly due to an annual trend where annual dues statements motivate sellers to list their contracts for sale. The good news is that the most significant buying season happens just after the holidays. People start planning their summer vacations. Cabin fever sets in, and people start dreaming of warmer weather in Florida.
Prices saw an earlier spike this summer and have started trending back to where they were a year ago.
Given the inventory trends, buyers may be able to negotiate a little more with sellers. Generally, we see a $5-$10 negation. However, in a buyer's market, we could see $10-$20 less than asking price offers being accepted when numerous other similar listings are on the market.
